FRASER, CO - PlattPointe Capital recently arranged a $25,500,000 senior construction revolving line of credit to start the construction of a 140-unit condominium project located near Winter Park Ski Resort in Fraser, CO. The development will be completed over three phases and is made up of 2 BD/2 BA units that average 1,000 SF each with each unit having a deeded one-car garage. The units will have contemporary open living designs with high-grade interior finishes.

• WSJP + 0.75%, Variable Interest Rate
• Two Year Term, plus Extension Option
• Lesser of 70% LTC/LTV
Given the high market demand in the Winter Park area for housing and a solid list of pre-sales,
the sponsor sought bank rates and execution for this project. PlattPointe ultimately sourced a regional bank who understood the market demand and was able to deliver a creatively structured revolving line of credit.
This senior loan now pairs with the $8,510,000 subordinate debt investment that was arranged last year by PlattPointe Capital as a part of the original land acquisition in the capital stack. This subordinate debt investment provided high combined leverage behind the senior loan, which substantially limited the equity investment requirement for the sponsorship team.
